Full description of the property.
This attractive semi-detached gite is an 18th century Perigord farmhouse situated on a South facing hill overlooking a pretty listed village called St Martial de Viveyrols. It has been refurbished and decorated to a high standard and has oak beams and stone walls throughout. It offers exceptionally good value for up to 5 people with 2 bedrooms. The property is surrounded by a large garden and entrance to the grounds is via large iron gates making it secure and private.

There is a large well equipped kitchen with fridge, gas cooker, fitted units, washing machine, coffee percolator, microwave plus table and chairs. There is french windows onto the patio so it is easy to prepare meals and sit outside if you prefer. The living area is best described as 'baronial' with very high ceilings showing the old beams and a chandelier in the middle with pictures and mirrors. It is a very large and open planned room with comfortable chairs and occasional tables with lamps at one end and a dining table and chairs at the other. There is a DVD and TV and a good quality single sofa bed. There is another very large patio window opening onto the front garden making the whole room very light and spacious.

Wooden stairs lead to a small landing upstairs with a balcony overlooking the living room. There are bedrooms at each end of the landing and a bathroom in the middle. The Double Bedroom has an exposed beam ceiling with a roof window, a dressing table and a hanging cupboard under one of the beams. The Twin Bedroom also has an exposed beam ceailing but with 2 single beds and fitted cupboards. The bathroom has a shower unit, toilet, washbasin, cabinet and shaver point.

This gite is surrounded by an acre of English style garden with large lawns and herbaceous borders plus fruit trees totalling about an acre. The barn is completely separate and has its own terrace which runs along the side of the outbuildings and benefits from both the mid-day and evening sun. There is a stone wall which separates the barn terrace from the house garden. Barbecue, table and chairs, sun umbrella and loungers as well as outside lighting for staying outside in the evening are all provided. To the front there is a large lawn with a swing and herbaceous border and to the far side a very old grass tennis court, which is ideal to ‘knock about’ but not suitable for keen tennis players who should use the village tennis court.Specialities of the garden include 5 varieties of orchids (May/June), masses of butterflies attracted by the large range of Buddlei and of course a wide selection of garden birds. There is a gardener who cuts the grass on a regular basis.

PLEASE NOTE: There are wooden stairs and a balcony so this gite is not ideal for toddlers and very small children.

Kathy says: "La Grange de Maudure was an enchanting country gite with a terrific view of the local village and it's roman church. The silence was astounding and we found ourselves enjoying the true French countryside experience. The area in and around the gite is filled with beautiful scenery and wonderful towns. We especially enjoyed the market day in Riberac. Renting a car is a must, but we were able to drive throughout the area with ease. The gite is quite comfortable for two people, a couple, or a small family."
