The property is situated close to the Dordogne and Lot et Garonne borders, so is within easy driving distance of the medieval towns of Saint Emilion, Sarlat and picturesque Bergerac and Duras.

The rivers Dordogne, Lot and Garonne are a tourists paradise. In spring, when the air is filled with the scent of fruit trees in full blossom, take a walk in the countryside and marvel at the innumerable species of orchids and other wild flowers that grow here. Enjoy the hot days with visits to the stunning Aquitaine coast or go canoeing down shaded streams, or discover a bit of history in the refreshing cool of the world famous caves of Les Eyzes, historic villages of Roque Gageac, Beynac and Domme.
 

Au Goutil is a spacious villa with two large double bedrooms and a lounge with large French doors opening onto the front patio and garden. The main living areas are on a single level with easy access from the road. Also on the ground floor is a large kitchen/dinning room, bathroom and separate w.c. On the lower floor are utility rooms and a garage.

The villa is situated in its own large mature gardens (5000 sq. mtrs) and is surrounded by countryside and views. To the west side of the house is a private swimming pool, the pool is a full ‘in the ground’ pool 8m x 4m, and is private to the villa occupants only. It is a new pool operational for 2007.

The villa comprises 2 bedrooms in total; 2 double. . This gives room for up to 4 people. Bed linen and towels are provided for your use.

The villa has 1 bathrooms and 1 WCs for your party's use. Central heating keeps you snug and warm.

The villa has television video, dvd. The music system will play cassettes, vinyl records, cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls.

There is room for 6 in the living room and 4 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The villa is in a very quiet area. It has a private west facing swimming pool, a garden, a patio area, panoramic views, a barbeque. If you are driving there is private parking.

Within easy reach of the villa you will find boat hire, golf, a museum, a theatre/cinema.

Boat hire and canoeing are nearby, a water park and a go-kart circuit are in Bergerac

Gill says: "For us this was the ideal location as we wanted peace & quiet but with access to facilities if we wanted. My friend loved the daily quality horse riding school nearby & the trip riding round the lake. My partner - more active than I, enjoyed the river canoeing & went into Bergerac for the go karting. But most of the time we just enjoyed being pool side in lovely surroundings. The villa has everything we needed to enjoy ourselves in comfort - very homely feel to the place. Best of all exclusive use of pool - no-one else on site, though Dominque - the property agent was on hand to greet us & show us round, then left us a contactnumber, but we didn't need it. "
