SOTOGRANDE
Location and Access
Sotogrande is a 2,000 hectare sporting estate in a picture - book setting and situated on Spain’s Costa del Sol. It is 20 kilometres north of Gibraltar, at the crossroads of two continents – an ideal location for those who wish to explore and to enjoy the charms and traditions of Andalucía’s famed towns and cities of Cadiz, Jerez de la Frontera, Seville, Cordoba, Granada, Malaga and Ronda. The more adventurous can ski in the Sierra Nevada or visit the Kasbah of Tangier and return on the same day.
Communications are excellent with regular flights from Malaga, Jerez and Gibraltar.
THE TOWNHOUSE
Situated on flat ground, mostly bounded by green zones, midway between Galerias Paniagua and the Supermarket at the entrance of Avenida de Paniagua, and in the very heart of Sotogrande.
The houses are built within their own enclosed and gated courtyard. Vehicle access to all the houses is via a one-way perimeter road, which has one gated entrance point and one gated exit point. In addition there is one gated pedestrian entrance into the communal gardens from Calle Baja.
THE ACCOMODATION
Distributed over four levels and includes a garage with enough room for two cars and a large store room in the basement. Internal staircase which leads upstairs to the living area on the ground floor.
The ground floor is comprised of a split level living area and dining room, the kitchen with an exterior door leading to a separate laundry. A guest cloakroom with a shower, a covered terrace leading onto the central communal gardens, and a study/additional bedroom.
On the first floor we have the master bedroom with ensuite and a very large dressing room.
One double bedroom with a double bed and a further bedroom with two single beds.
A fully fitted bathroom for these two bedrooms to share.
On the upper floor a superb sun room, with roof terraces either side. There is a sofa bed which could be used, if 4 double bedrooms are not enough for you

You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.
