and with a view of Brandon Hill. The house is situated in private, secluded, landscaped grounds. The house is furnished in a blend of period and contemporary styles and features items from the owners private art collection as well as examples of regional craftwork. The garden is landscaped with several seating and dining areas.

and snug, cosy, relaxing furnishings.
Spacious master bedroom with generous king size bed complete with comfortable seating area, fitted wardrobe and leading to a large ensuite.
Cosy second bedroom with antique mirror, Louis Mulcahy lamps, bookshelves and wardrobe. With a view of the gardens and the scenic Kilkenny landscape. In the evening New Ross can be scene in the distance.
The bright airy kitchen is equipped to allow for full self-catering. There are complete sets of all necessary crokery and utensils which are examples of crafts available locally. We provide a list of craft workers and artists we would recommend here
The main bathroom is designed for pampering, with a free standing victorian style bath. The Master bedroom's ensuite has mosaic tiling with underfloor heating and a uniquely designed shower system that creates an energising experience. Both bathrooms are supplied with Garden Of Ireland natural bathroom products.

The dwelling has external access to a boiler house where clothes drying /hanging facilities are available. Fuel, Heat and Electricity included in price. There are seating areas in the garden and separate al fresco dining areas. See web site at www.cullaun.com for details of activities and facilities in the area.

The farm house comprises 4 bedrooms in total; 2 double, 2 twin, 1 of the bedrooms with en-suite facilities. . This gives room for up to 4 people. Bed linen and towels are provided for your use.

The farm house has 2 bathrooms and 2 WCs for your party's use. Central heating keeps you snug and warm.

The farm house has home cinema with video, dvd. The music system will play cassettes, cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls.

There is room for 4 in the living room and 6 in the dining room. The open fire can be used to create a comfortable atmosphere. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The farm house is in a very quiet area. It has a south facing garden, a south facing patio area, interesting views. If you are driving there is private parking with the outside areas of the house having external lighting.

The farm house is right beside walking, cycling, mountain biking.

Close to the farm house you will find swimming, fishing, climbing, horse riding, golf, tennis, historic sites, a museum, shopping areas, a restaurant, a food shop.

Within easy reach of the farm house you will find a beach, sailing, water skiing, boat hire, wind surfing, flying, a theatre/cinema.
