Main Features

Privately set within a walled courtyard, this 19th Century (1883) 4 bedroom stone built property has been renovated to a high standard and offers the most traditional Cypriot village holiday that one will find anywhere on the island. Located within a district of vineyards and moorlands with wineries and Kathikas village centre just a stones throw away, the villa now enjoys all modern comforts without losing any of its authenticity which is simply stunning to say the least.
Villa Details

Extending to almost 170 square meters internally, the villa is characterised by stone archways, original staircases (inside and out), bamboo and wood beamed ceilings, stone floors and grand double wooden doors to most rooms to name just a few. Modern conveniences include fitted kitchen with appliances and accessories, chunky leather sofas, Satellite TV and DVD player, en-suite to most bedrooms (3), 8m x 4m private swimming pool, BBQ, dining tables and chairs for inside and out, Air-Conditioning and there is even a Jacuzzi bath to the master bedroom. The property, due to its design and construction will stay cool in the summer (though can be heated) providing the ideal location for a wonderful family holiday.

On entering through the large wooden driveway gates, you immediately sense the traditional Cypriot atmosphere within the courtyard. Access to the property is gained by double wooden doors in to a very large and open plan Lounge/Kitchen/Dining Area which provides all comforts as well as and open fire an many seating areas for relaxation and dining.

The Master Bedroom has a large king sized bed with double doors opening out on to the courtyard and swimming pool. It also has an En-Suite with shower over a Jacuzzi bath. Bedroom 2 next door is the smallest but is still most appealing due to the double sized four poster bed and skylight window. Bedroom 3 is also downstairs and features 2 single sized beds, access out to the courtyard and an En-Suite bathroom. Upstairs is the fourth bedroom, again with 2 single sized beds and en-suite Shower. Doors here open out on to the courtyard and the windows give views to the mountain scenery and distant sea. A quaint and original staircase to the outside of the property leads in and out of this room, to and from the courtyard.

Outside, the courtyard features the swimming pool, space for car (s), a covered seating area, sun loungers and BBQ. The feeling of going back in time is completed by an old water well which sits in the corner and actually looks like it could still be used.A supply of fresh drinking water is supplied to the property.

Location Detail

The property is situated just 500m (5 minute walk) from the village centre which now offers a good selection of restaurants and tavernas to suit all tastes, 2 bars (with sky TV) and a shop or 2 for groceries. Famous for its vineyards, the village is surrounded by vines and is renowned for the quality of its grapes. Many of the vines have been in the same family for generations. Two very famous wineries open their doors to visitors, so you can enjoy the winemakers craft. The village is also home to a donkey sanctuary and a tourist information centre.

As the village of Kathikas is 600 metres above sea level, it has a good climate in summer with very little humidity. If youre a bit of an amateur anthropologist, then Kathikas is an ideal location in which to observe the traditional Cypriot way of life and to live it yourself. Kathikas central location makes it an ideal base from which to explore such areas as Polis and Latchi, the Baths of Aphrodite, the Akamas Peninsula, the turtle hatchery at Lara Bay, to mention but a few. With a population of 349, the village offers something for everyone.

The village retains and continues to re-instate its old world character whilst encouraging selected new developments. There is no main church, but a small chapel serves the needs of the village. The village square has a small taverna where you can enjoy a cool drink whilst sitting under the trees. For fishing fans, the nearest reservoirs are Evretou and Mavrokolympos, whilst the nearest golf course is at the newly refurbished Tsada (10 minutes).

Paphos itself (20km) consists of two towns, each with its very own character. Ktima on the cliff (Upper Paphos) and Kato Paphos by the sea (Lower Paphos). One is virtually unchanged over the centuries and thoroughly Cypriot, while the other has expanded over the last decade from a sleepy fishing village and harbour, into a vibrant cosmopolitan resort which is expanding and improving each year.

In Kato Paphos, (in the archaeological park), you will find many fine mosaics and buildings from Greek and Roman periods, plus the Harbour Castle. Close by, is the church of St Pauls Pillar, where the pillar St Paul was tied to can be found. Further down this road are the Tombs of the Kings and Christian Catacombs.

You are only ten minutes drive from Peyia and the Coral Bay resort with all its cafes, bars, restaurants and other entertainment as well as one of the best beaches in Cyprus. You are also only 30 minutes from Paphos airport.

Heading East, you can find the route to Cedar Valley and the Troodos Mountains. The route is peppered with many other small but charming villages along the way.

An excellent highway runs to all corners of Cyprus but the old coast road is the most scenic route. A drive along here past various ancient sites such as Aphrodites Birthplace and Temple, towards Limassol, taking in Curium, is delightful and is littered with the most beautiful views.

There are 3 beautiful golf courses in the area (including aforementioned Tsada), all with an individual style. All are within a 30 minute drive. Due to 340 sunshine days per year, Cyprus does offer many other activities but they are of course, too numerous to mention here.

**Please note that this property can be accessed at any time of day or night. If during the day we will most likely meet you. If in the evening, we will advise key location. The property is professionally managed (you will always have a contact) and has linen changes and cleaning on a weekly basis (10-28 night stays). Air-Conditioning is paid extra if required. A welcome pack of basic essentials and wine for your arrival.**

Jane says: "I was delighted to find the villa exactly as I had expected apart from the fact that it was larger than I anticipated! It was beautiful. A wonderful experience to stay in Cypriot village where everyone was friendly. The village is in the hills/mountains around Paphos but we didnt use a car until the end of the week. We had an initial problem with the hot water but this was sorted out as soon as we rang and the problem solved. The only slight problem was local dogs who barked all night. This wasnt a problem for everyone but was due to the way they are housed in the area. Its almost a week since we returned and I cant wait to go back. Thank you"
