Napa Valley? Tuscany? No, Konavle. Upon visiting Villa Izvor, visitors first remark at how this villa and the region reminds them of the California Napa Valley or the Tuscan Wine Region of Italy. However, there is more here than just a reminder of other places. This unique villa is nestled in the peaceful village of Vodovodja overlooking the spectacular Konavle Wine Country. Villa Izvor means Villa of the Natural Spring and it stands over a natural spring well that has flowed here for hundreds of years. The cold clear pure water not only quenches the thirst of the weary traveler, it also heals the spirit. Visitors come from all over the region just to sit by this soothing bubbling brook and sip its purifying water.

As each guest steps into the villa, they experience the feeling of stepping into a fine European Mansion. However, this villa also has all the amenities of American Style and comfort. The villa is furnished with overstuffed sofas, pillow top beds, elegant Persian carpets and fine European Chrystal. The openness and comfort challenges the most over stressed executive not to relax. Here, time truly does stand still.

The living room, dining room and kitchen are all open to each other. For those who enjoy cooking, there is a large kitchen stocked with all the cooking utensils needed to create the finest gourmet meal. There is also a professional propane grill located in the back patio area. However, for those who love to cook a meal over an open wood fire, there is a large stone fireplace where one can cook a steak or barbeque a whole lamb on a spit. Of course, for those who do not wish to cook, there is catering available from a traditional home-style Croatian Restaurant right across from the villa. Also, for those who enjoy domestic wine, brandy and olive oil, there is an "open" cellar available. For our discerning guests, there are exclusively selected bottled wines which may be purchased at an additional charge. Guests who enjoy somewhat stronger spirits or fine beers, special order arrangements may be made in advance. We will stock the upstairs bar with whatever you desire, of course, at an additional charge.
 

Although the ocean is only fifteen minutes away and can easily be seen when sitting on the large front balcony, there is, of course, a large Italian tiled swimming pool. the area that surrounds the pool is also tiled and there is ample space for jus sitting in the sun or having a party with a live band. The pool area has been designed to allow each guest to choose their own style of relaxation. The seclusion of the area allows our guests to be free from outside disturbances. Another feature that is currently under construction is a tennis court that will be directly in front of the villa. All in all, this villa truly is "a home away from home." 

The actual location of the villa is very close to the border of Montinegro and therefore is about a forty minute drive into Dubrovnik. Therefore, for those who need transportation, we offer a shuttle service at an additional charge. Guests who are interested in tours to Montinegro, Dubrovnik or other parts of Croatia can let us know in advance and we will make whatever arrangements are desired. From the balcony, one can stand and watch the sun setting behind the mountains into the Adriatic Sea. One also can see the islands that are close to Dubrovnik. Not only can one experience the beauuty of the setting sun, you can also stand and look at the picturesque valley below. The beauty and serenty are quite breathtaking and calming.

The villa comprises 5 bedrooms in total; 5 double and 1 cots. . This gives room for up to 10 people. Bed linen and towels are provided for your use.

The villa has 3 bathrooms and 4 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

The villa has television and home cinema with video, dvd, satellite/cable. The music system will play cds, radio. A computer with Internet connection is also available for your use. If you need to keep in contact there is a telephone for incoming and outgoing calls and a fax machine. Recreational activities available with the villa include a snooker/pool table, table tennis.

There is room for 6 in the living room and 10 in the dining room. The open fire can be used to create a comfortable atmosphere. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The villa is in a very quiet area. It has a private west facing swimming pool, a south facing garden, a west facing patio area, a west facing balcony, sea views, panoramic views, interesting views, a barbeque. If you are driving there is private parking and a garage with the outside areas of the house having external lighting.

The villa is right beside walking, cycling, mountain biking.

Close to the villa you will find a beach, swimming, sailing, water skiing, boat hire, wind surfing, fishing, horse riding, shopping areas, a restaurant.

Within easy reach of the villa you will find scuba diving, historic sites, a museum, a theatre/cinema, a food shop.
