The Villa it’s situated in Sezze (Suso’s green area) . Sezze is a small town on the Lepini hills south of Rome with 30.000 inhabitants situated at less then 20 minutes driving from the center of Latina.
A car is essential even if bus stop is 20 meters far from the house where you can get the bus for Sezze, surroundings & Latina. Near the house there are all services (Supermarkets, restaurants, bars..) easily reachable.
The area is very calm and the clima its warm and dry during summer and not so cold during winter.
5 minutes driving from Sezze Scalo where the train station is and from where every 40 minutes there is a train for Rome Termini station.
Not far (20 minutes) from Latina, Sabaudia , San Felice Circeo beaches.
Every Saturday there is a general market in Sezze where you can buy anything you may need (fruits, vegetables,...) and prices are very good ! While every Tuesday I suggest you to go to the Latina's market very good for buying clothes and various stuff. (People during summer are coming from Rome!). Naples and Caserta are only 1 hour and half by train. A tour to the island Ponza & Ventotene is suggested if you have time, for more information you may search on the web the beSaest transport service from Terracina or Anzio. 

Wood portico of 50 square meters in front of the house with a table and some chairs . You can enjoy the wonderful clima , have dinner , relax during the day and enjoy a panoramic view! Ground floor: Masonry kitchen fully equipped with open american dining room and small TV, living room with thermo fireplace (connected with radiators) sofas and TV, masonry bathroom with shower and bath tub, laundry room and hobby’s room with fireplace and stereo.
First floor: Studio and terrace of 45 square meters, masonry bath with shower, two matrimonial bedrooms one with balcony, one single room with balcony, one room equipped with closet .

In total the house it’s about 250 Square meters.

Automatic gate, autonomous heating, Satellite TV, completely furnished (Frigor, freezer, avon, microwave, toaster,dish washer, washing machine, iron). Wood floor in every room of the house.
There are lot of windows and the house its brighty and very well exposed.

3000 Mq. of land in front of the house and a small canteen.

In the weekly cost are included towels, linen, sheets, final cleaning , energy & water costs.

 

 

The villa has a big wood patio with table and chairs where it is possible to dine thanks to the good clima. Spectacular view of the mountains. Few cars can be parked inside the villa, automatic gate. Shops are 5 mins walking distance.Economic supermarket is open 7 days a week in Sezze town centre.

The villa comprises 3 bedrooms in total; 2 double, 1 single and 1 cots. . This gives room for up to 7 people. Bed linen and towels are provided for your use.

The villa has 2 bathrooms for your party's use. Central heating keeps you snug and warm.

The villa has television dvd, satellite/cable. The music system will play cassettes, cds, radio. Recreational activities available with the villa include a home gym.

There is room for 6 in the living room and 6 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, an iron and ironing board. The owner has also provided cutlery, glassware, cooking utensils.

Smoking is allowed in this villa.

Pets are welcome
Small pets are allowed. NO BIG PETS INSIDE THE HOUSE.

The villa is in a very quiet area. It has a garden, a patio area, a balcony, panoramic views, a barbeque.

The villa is right beside mountain biking.

Close to the villa you will find swimming, walking, cycling, horse riding, tennis, a sports center, historic sites, shopping areas, a restaurant, a food shop.

Within easy reach of the villa you will find a beach, water skiing, boat hire, wind surfing, fishing, golf, a theatre/cinema.

Latina's beach, historic sites, shopping, few restaurants, pizza shop, bar, newspaper, butchery.

Old Towns of Sermoneta,Bassiano,San Felice between 15/30 mins downhill. Shops between 5 mins.
