The property itself is stone, mid terrace built on 4 floors. The first and second floor are for rental purposes and the top floor is attic space. The small cottage cottage provides an additional space for dining outside, relaxing in peace and is comfortably shaded and "cool" during the hot summer months. BBQ, garden furniture provided. The house is literally "home from home" and equipped with ample and kitchen and living appliances for everyday comfort. The property itself is located only 5 minutes from the motorway, providing easy routes to all major tourist locations. 

Parking is available on the road just up from the property. This road is by no means busy or a main thoroughfare. SKY TV is available and viewed on a large wide screen Plasma TV. Clean linen and towels are provided for each weeks stay. There is an efficient bus service direct from the village into Lucca. Lucca is only 10 minutes by car, but can take up to 20 by bus. A small unmanned limited service train station is also located in the Nozzano itself, which goes to Lucca, Florence and Viareggio. 

There is much to do and explore nearby and further afield. Nozzano is centrally located for day trips to Florence, Pisa, Lucca, Versillia, Puccini's Torre del Lago, Garfagnana, Sienna, Livorno and the White Sands. For younger members of the family there are such enjoyments such as Pinocchio Park, adventure parks, quad biking, swimming etc. For those who enjoy to keep fit, Lucca is famous for its historical walls, where people run, walk and cycle to keep fit or just to enjoy the beautiful views of the city. Nozzano itself lends itself to wonderful countryside walks, including the pretty Serchio riverside cycle and walkway which takes you directly into Lucca. 

The house is situated in a picturesque village with historic castle. Only 5 minutes walk from the property is bakery, bar, hairdressers, chemist, post office, grocery and haberdashery shops. There is also an excellent pizzeria/restaurant only a stones throw away. For the summer months there is an outdoor aqua park consisting of 2 large pools and super slide, only a few minutes by car or bus.

The house comprises 2 bedrooms in total; 2 double and 1 cots. The property also has 1 single sofa bed, 1 double sofa bed. This gives room for up to 6 people. Bed linen and towels are provided for your use.

The house has 1 bathrooms and 1 WCs for your party's use.

The house has television dvd, satellite/cable. The music system will play cassettes, vinyl records, cds, radio.

There is room for 5 in the living room and 6 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

Small dogs/cats etc are welcome as there is a small garden and a catflap for access in and out of the property. Special attention must be made to the upkeep of furnishings and furniture within the house. Any damaged items must be replaced.

The house is in a quiet area but you may hear occasional noise. It has a garden, interesting views, a barbeque.

The house is right beside walking, a restaurant, a food shop.

Close to the house you will find swimming, fishing, cycling, mountain biking, horse riding, tennis, a sports center, historic sites, a museum, a theatre/cinema, shopping areas.

Within easy reach of the house you will find a beach, sailing, boat hire, wind surfing, golf, a themepark.

Don says: "A lovelly typical tuscan town house, the middle two stories of which make up the holiday home. Access is via a private shaded garden where we sat and chatted through the hottest part of the day. One end of the garden is the foot of the shear wall up to the castle. The house has all the charm and character for which we hoped, plus a large telly with "Sky" for the children. Dorothy the owner lives close by and was on hand to be helpful (with advice or translations etc), though never at all intrusive. Dorothy, you are a star. Its about 4 miles into the beautiful medieval walled city of Lucca which we visited most evenings to listen to the players and singers and perhaps enjoy a glass of juice (?). Half an hour to the airport or tower at Pisa, less than an hours drive to Florence and a bit over the hour to San Giminiano. All very much worth the treck. Its possible to get by without a car as Nozzano is well served with buses and even a railway station, but there were six of us so we hired a car. We thouroughly recommend this house, this village, the area, the country. DS (Aug 2008)"
