This delightful country house is set on the lower slopes of Mt Subasio, a regional park, in the area known as the green heart of Italy. It is in a quiet rural setting, one of a group of four houses, with Italian country people as its neighbours. The Australian/English owners are sometimes in residence next door and are available to help with any local information you may need. The house has every comfort, with attractive modern furniture and a brand new kitchen. Set on two floors, the living room with TV, CD player, books etc and the separate kitchen are on the ground floor and the three bedrooms (two Queen-size double, one single) and bathroom on the lower ground floor. There is also a wood-floored inner balcony room, with a day bed. The rest of the floors are tiled. The front of the house looks out over the garden and from the back there are views over the wooded valley. This house probably suits five people best but there is a day bed on the inner balcony room for an additional person and a good-sized childs cot is also available. Towels, bed linen etc are included.  

Umbria is one of the most delightful of regions, one that combines ancient traditions and the beauty of historic hilltop towns with the modern amenities the holidaymaker seeks e.g. excellent restaurants, busy markets and stylish shopping. La Casa Piccola is set in the best of the Umbrian countryside, surrounded by wooded slopes and small olive groves and vineyards. It is in a peaceful area without being too remote. Walkers will enjoy the marked trails where you can take off for an hour or two with only birdsong for company and where there are wonderful views over the unspoiled hills and valleys.  

The local village is a mediaeval walled town two kilometres from the house. Assisi itself is a World Heritage site, with ancient pink-stoned buildings and some wonderful attractions, including the magnificent Basilica of St Francis with its famous frescoes by Giotto. A little further afield is sophisticated Perugia, a university town with a range of attractions including elegant clothes shops, restaurants, museums etc. and a jazz festival every July. Gubbio, Spoleto, Spello, Siena and Arezzo are all within easy reach and Lake Trasimeno, with its ferry trips, beaches and fish restaurants is only 45 minutes away. There are two excellent restaurants serv ing typical Umbrian food two kilometres from the house, as well as dozens of other restaurants in and around Assisi. A number of good supermarkets are within easy reach. Many visitors will be interested in the sites in the area associated with St Francis and St Clare.  

In addition to the normal kitchen equipment, there is a bread-making machine. There is a pergola in the garden.

The villa comprises 3 bedrooms in total; 2 double, 1 single and 1 cots. The property also has 1 single sofa bed located in the Interior balcony room. This gives room for up to 5 people. Bed linen and towels are provided for your use.

The villa has 1 bathrooms and 1 WCs for your party's use.

The villa has television video, dvd, satellite/cable. The music system will play cassettes, cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls.

There is room for 6 in the living room and 6 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a kettle, a toaster. You will also find a dish washer, a washing machine, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The villa is in a quiet area but you may hear occasional noise. It has a north facing garden, a summer house, panoramic views, a barbeque. If you are driving there is private parking with the outside areas of the house having external lighting.
