The house is of a traditional Hungarian country type in that is long, single story raised on a plinth with a veranda. It faces South to maximise sunshine, as all houses tend to do in the Hungarian countryside. The massive construction, half meter thick walls, assure coolness in the summer and insulation during colder periods. There are double doors and windows on the veranda side and the rooms are arranged in a linear fashion.
The house has a modern kitchen and large modern bathroom with a shower. There is a separate WC and a utility room.. There is also a bed sitting room with a double bed sofa and two double rooms with two single beds in each. Two of the beds are of a traditional antique design but nevertheless comfortable. The house is tiled or has parquet throughout. There is a large garden to the front with trees and grass and plenty of space for sitting or eating outside. There is secure off road parking and a garage. The views are very nice indeed, to the surrounding wooded countryside and the church tower.
We, the owners of the property, live next door on an organic small holding and you will always be welcome to look round, also we will normally be on hand to help with anything should you need it. 

Kiskassa is a beautiful small village situated in a rural and agricultural setting. There is an active social life and the sort of old fashioned curtesy and behaviour that has long disappeared in many parts of the world. Except for occasional dances and parties it is very quiet except for the church bell and the sound of farm yard animals, (not enough to keep anyone awake). There are many small vegetable plots and little orchards and other woodland in the near vicinity as well as grape vines cattle, goats, chickens, cats, dogs etc.
There is a little shop in the village which stocks the vast majority of things that you might want at very reasonable prices. The bus service to the nearby villages and P;cs is reasonable.
There is also a pub but the three in nearby Ujpetre are much better.
There is an internet club and playhouse for kids, a culture house and pensioners' club. 

The countryside around about has gentle hills fields and woodland. There are many paths and tracks that can be walked or bicycled and in general there is much more access than you get in the UK or many other parts of Europe. There is plentiful wildlife, bats, a wide variety of bird life, tree frogs, pine martins, deer and occasional wild boar. There are other villages with half an hour to forty minutes walk with bars, shops, chemists, post office etc.
The nearby historic Roman city of Pecs is about twenty minutes away by car or forty minutes by bus. It is a Unesco world heriatage site.
In 2010 Pecs will be European city of culture and is already renowned for its theatrical productions, folk events, markets, hand crafts, restaurants and architecture. In particular it is worth seeing the two Mosques from the time of the Turkish conquest.
Villany, about fifteen minutes to the South is a renowned wine producing region with excellent and very cheap wine. Also a little further away is Harkany with its world famous thermal baths which are said to help with rheumatism etc.
Also nearby is the town of Siklos with its impressive mediaeval castle.

The farm house comprises 2 bedrooms in total; 2 twin. The property also has 1 double sofa bed located in the living room. This gives room for up to 6 people. Bed linen and towels are provided for your use.

The farm house has 1 bathrooms and 1 WCs for your party's use.

The farm house has television video, satellite/cable. The music system will play cassettes, radio. A computer with Internet connection is also available for your use. If you need to keep in contact there is a telephone for incoming and outgoing calls.

There is room for 8 in the living room and 6 in the dining room. To prepare food you will find a cooker, an oven, a fridge, a freezer, a kettle. You will also find a washing machine. The owner has also provided cutlery, crockery, glassware, cooking utensils.

Smoking is allowed in this farm house.

The farm house is in a very quiet area. It has a south facing garden, a south facing patio area, panoramic views. If you are driving there is private parking and a garage with the outside areas of the house having external lighting.

The farm house is right beside walking, mountain biking.

Close to the farm house you will find fishing, historic sites, a restaurant.

Within easy reach of the farm house you will find swimming, cycling, horse riding, a museum, a zoo, a theatre/cinema, shopping areas, a food shop.
