We built this beautiful three bedroom luxury Villa in 2003 to high standards of equipment and furnishings on a large double creek plot in the Rotonda West community which is situated on Floridas Gulf Coast.
It has a nice garden with a lot of tropical shrubs and trees which have now settled in. There is a full width enclosed deck with pool and spa overlooking the canal. The pool is solar heated and the spa has seperate electric heating.
The lanai has comfortable seating around a table under shade allowing you to relax whilst enjoying the benefits of the pool area. There is a mobile BBQ stored in the garage for those who wish to use it.
We have a couple of bikes in the garage with crash helmets which must be worn by children. The local area is flat and offers easy riding
On entering our home you will be aware of the light airy feeling gained by the Floridian high vaulted ceilings and open plan living areas.
The living area comprises a large lounge room with an adjoining dining area with table and chairs. This first lounge room has a suite with coffee tables and opens onto the lanai and pool and then extends around too the right taking in a large kitchen and serving bar and with a breakfast knook which also opens onto the pool area.
The breakfast area then opens into a large family room with vaulted ceiling which we use as the main family room with extremely comfortable leather lounge chairs and entertainment centre. this comprises a Cable TV with Video and DVD units and surround sound. There is a good collection of Videos and DVDs and reference books and novels built up over the years by our guests.There are overhead fans as well as the airconditioning in most rooms. Almost any where in the home you have an outside view and access to the pool area and canal.

Almost all Floridian homes have a pool for owners to cool off and for enjoyment of swimming. Ours is a salt water pool which is of great benefit to those who suffer from the effects of chlorine. Together with our Spa we think our pool setup is great and use it a lot when in residence.

Our pool is solar heated and the spa can be seperately heated by electrics. Our manager will switch it on if required.

 

The Master Bedroom is situated on the left side of home and has sliding doors onto the pool deck. It is a light airy room with a luxurious and very comfortable King bed wit two nightstands and matching dresser and mirror.
The adjoining bathroom is fitted with a large spa bath and double unit shower. There is a double wash basins and full width mirror. There are shaver power points and a hairdryer is supplied.

The home is well supplied with towels and linen.

The second double bedroom is on the right side of the home and has a Queen size bed. The furnishings are light and airy and the room is adjacent to the second bathroom.

The third bedroom is also on the right side nad adjacent to the second bathroom. This room has twin beds.

All bedrooms are airconditioned and also fitted with overhead fans. 

There is a large open plan kitchen with a serving bar to the breakfast knook area and with views through the living area to the deck and pool so one is not isolated from anything going on with your fellow guests.

The kitchen is modern and has all the usual items required for meals and entertaining.

There is a utility room opening from kitchen area to the double garage. There are a washing machine and dryer here together with other items for servicing the home.

The airconditioning control is in this area and one should never try to bring the house temperature below 72-74 as all you will achieve on very hot days is to cause the unit to cut out. Ask our manager for advice as he is well aawre of how to get the bets out of system.

The garage has a collection of items for pool and BBQ as well as two bikes.

In all we think that the home is fitted out to give you a pleasurable holiday and we thoroughly enjoy it ourselves.

 

Our home is fully airconditioned and has a full width caged outdoor deck and lanai overlooking the salt water pool and spa. There is comfortable seating and a table provided for outdoor eating and entertaining. The canal is full of interesting bird life and the odd aligator and turtles. There has even been a sighting of the elusive Bob Cat and several Armadillos. There is a gas BBQ which can be set up on the deck. There are two bikes in the garage for use by our guests together with a few pool toys.

The villa comprises 3 bedrooms in total; 2 double, 1 twin, 1 of the bedrooms with en-suite facilities. . This gives room for up to 6 people. Bed linen and towels are provided for your use.

The villa has 2 bathrooms and 3 WCs for your party's use. Air-conditioning keeps the villa cool.

The villa has television video, dvd, satellite/cable. The music system will play cds, radio. If you need to keep in contact there is a telephone for incoming calls only.

There is room for 6 in the living room and 6 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The villa is in a quiet area but you may hear occasional noise. It has a private north facing swimming pool, a garden, a north facing patio area, a barbeque. If you are driving there is private parking and a garage.

Close to the villa you will find a beach, sailing, water skiing, boat hire, golf, tennis.

Within easy reach of the villa you will find flying.
