This is a brand-new four-bedroomed detached villa, within a small hillside development of just three villas.

Villa Lycia has stunning views over both Kalkan and Kalamar bays and is set over three floors (the top one of which will be dedicated to one large bedroom suite with its own en-suite shower room and roof terrace with dining area). This villa is larger than average as each floor is approximately 70 square metres.

Villa Lycia is finished to a very high standard and will comfortably sleep up to 10 guests. The villa has full airconditioning, dishwasher, washing machine, fridge-freezer, Satellite TV & DVD, large private pool (approximately 50 square metres at its widest points) and landscaped gardens with terraces and outside dining area.

Points to note: The pool does not have a shallow end and it's accessed by ladder-type steps as opposed to graduated ones - this may cause problems for small children or the infirm. The villa is situated within a small development of three villas (there's a slightly smaller villa either side of it), therefore it's not completely isolated and the roads around the villas are unmade and may cause difficulties for the people with walking difficulties.
 

The historic town of Kalkan is situated on Turkey's gorgeous Lycian Coast and was once a simple Turkish/Greek fishing village. Today's Kalkan is quietly sophisticated and postcard pretty with a few good quality low-rise hotels and a multitude of excellent roof-top restaurants offering all manner of culinary delights, together with a good selection of of stylish and atmospheric blues and jazz bars. Unlike some other Turkish coastal resorts, Kalkan's main economy derives from tourism and consequently, its inhabitants put much effort and pride into the town's historic preservation. As a result of very strict building regulations and the efforts of the Kalkan Foundation, the town has retained its charm and special ambience. The wonderful hospitality of the Kalkan people is another reason why the first-time visitor invariably returns time after time.

The village shops stay open 'til around midnight and are well stocked with interesting antiques, crafts, jewellery, carpets and clothing. The narrow streets of the old town are lined with whitewashed shuttered buildings festooned with brightly coloured bouganvillea intermingled with shops and terrace-topped restaurants. These streets twist down to the harbour, which is the focus of the village and here you can enjoy a meal whilst watching the world go by or by looking at the array of elegant 'gulets'.

During the day, you can make use of one of the many 'beach clubs', visit the local market (Thursday) engage in some of the local sporting activities (such as water-skiing, parascending, scuba diving, trekking etc), take a trip to one of the historical sites or areas of natural beauty, drive a jeep up into the mountains, cruise on a gulet or simply relax by your pool.

The villa comprises 4 bedrooms in total; 3 double, 1 twin, 3 of the bedrooms with en-suite facilities. . This gives room for up to 10 people. Bed linen and towels are provided for your use.

The villa has 4 bathrooms and 4 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

The villa has television dvd, satellite/cable. The music system will play cds. If you need to keep in contact there is a telephone for incoming and outgoing calls.

There is room for 8 in the living room and 8 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The villa is in a very quiet area. It has a private south facing swimming pool, a south facing garden, a south facing patio area, a south facing balcony, sea views, panoramic views. If you are driving there is private parking with the outside areas of the house having external lighting.

The villa is right beside swimming.

Close to the villa you will find a beach, sailing, water skiing, boat hire, wind surfing, walking, shopping areas, a restaurant, a food shop.

Within easy reach of the villa you will find horse riding, scuba diving, historic sites.

Chris says: "Lovely villa, nice sized pool (but not quite as big as it looked from the photo's). Two other villas, one either side, overlooking our pool, when we were under the impression it was on its own. Large lounge area, but could have done with a few more comfy seats. Toilet paper had to be put in a bin rather than down the toilet, due to small bore waste pipes, but that seemed to be true throughout Kalkan. Lovely town - best we found in the area from Antalya to Fethiye. Lots of good restaurants (would recommend "The Arena") and shops. Best activity was jet skis, closely followed by boat trip and snorkelling. Lots of interesting ruins and antiquities to visit, and good beach at Patara. All in all, a great holiday!"
