Hisa Zeenia is a magnificent traditional 3 storey stone house, dating back to 1860, set in 8 Hectares (approximately 20 acres) of landscaped gardens and woodland and approached via its own private drive. It has been carefully restored to retain its original Slovenian charm and furnished with antiques and traditional pieces and decorated in neutral colours. The house boasts all the modern comforts and conveniences expected in an exclusive villa. The property has been designed to take full advantage of its elevated and secluded position overlooking the Idrijca River toward the Soca Valley and offers its guest a relaxed retreat from which to enjoy the stunning Slovenian countryside. The property is ideal for entertaining larger groups but is also the perfect hideaway for a couple or family. 

The house sleeps 12 people comfortably. A spacious entrance hall greets you with views through to the ground floor terrace with its eating area, sun loungers and umbrellas, a perfect spot for reading or just relaxing. Off the hall are 3 spacious double bedrooms, one with an ensuite shower room and an additional luxuriously appointed bathroom. All the bedrooms have been individually decorated using beautiful fabrics and gorgeous bed linens. They also boast glorious views of the landscaped gardens and surrounding mountains.

The first floor consists of a large living room with its original beamed ceiling, comfortable sofas, armchairs, a wood burning fireplace, satellite TV and DVD player, the dining room and fully equipped kitchen. There is also a pantry/utility room with washer and dryer, and a separate W/C. Step through French doors onto the stunning and spacious first floor terrace. With its dramatic uninterrupted views of the surrounding mountains and on towards the Soca Valley, the terrace has been furnished with a comfortable deep sofa, armchairs and a dramatic stone fireplace. A dining area and Weber gas barbecue complete this wonderful “alfresco” sitting and dining room.

The Kitchen and pantry are fully equipped to provide guests with everything necessary for a comfortable stay, including an American fridge/freezer with ice maker, coffee machine, cooker with double ovens, dishwasher and microwave.

On the top floor is the elegant master suite with its antique wrought iron bedstead and impressive bath and dressing room. There are a further 3 family bedrooms and a shared family bathroom.
 

The large rose filled gardens of Hisa Zeenia overlook the valley with tree lined paths leading to the well stocked organic kitchen garden and green house from which you may gather fresh salad leaves, vegetables and fruit, to the children’s play area and lastly to the spectacular swimming pool. The pool area is perfect for lazy days in the sun. The scent of roses and lavender will surround you whilst you swim or simply relax in the shaded hammock positioned to make the most of the panoramic views. The garden is completed with landscape lighting to provide a wondrous ambiance during your evenings on the properties many terraces.

Beyond the garden, the grounds are there for you to explore with streams and waterfalls to be discovered on the wooded hillsides.

Hisa Zeenia also caters to the younger guest with a discrete children’s play area including a swing and sandbox. The pool is enclosed for safety and there is a shallow area and pebble beach for young child to paddle and play. A high chair and travel cot are also available for your use.

Despite its quiet location, the house is just five minutes drive from the main road where there is a small supermarket and local restaurant, which also provides a takeaway service. More extensive shopping and restaurants can be found in Tolmin, approximately 10 minutes drive away.

All bed linens, bath towels and beach towels are included and are changed weekly.

The villa comprises 7 bedrooms in total; 3 double, 2 twin, 2 single and 1 cots, 2 of the bedrooms with en-suite facilities. . This gives room for up to 12 people. Bed linen and towels are provided for your use.

The villa has 4 bathrooms and 1 WCs for your party's use. Central heating keeps you snug and warm.

The villa has television dvd, satellite/cable.

There is room for 12 in the dining room. The open fire can be used to create a comfortable atmosphere. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The villa is in a very quiet area. It has a private south facing swimming pool, a south facing garden, a south facing patio area, a south facing balcony, panoramic views, interesting views, a barbeque. If you are driving there is private parking with the outside areas of the house having external lighting.

Steven says: "The property is fabulous, even better than its pictures. The setting is also fabulous but be prepared that the home is located in a mountainous and remote part of the country. The winding roads that service the Soca Valley require extra time to navigate. Use it as a "5-Star Getaway Retreat". Caution: Once you are in the town of Slap Ob Idrijci, finding the home is difficult.The proprietor of the local restaurant ultimately had to show us the way. I suggest that you get VERY specific instructions and a map to the home that start from the local restaurant. Our vacation group was comprised of five neighborhood couples (ten people) that traveled together. The property was comfortable and enjoyed by everyone! "
