PRICE INCLUDES: All linen/towels, villa cleaning, 8 pool towels. Also local English manager to meet you soon after arrival at the villa and who will remain on call throughout your holiday. The pool is heated FREE OF CHARGE March to end October each year.

The pool can be heated November to end February at extra cost of £100/wk. No guarantees as to temperature which may be reached can be given as heatpump works off ambient temperature. But we will do our best!

Aircon (cool in summer, warm in winter is an obligatory extra at £85/wk to ensure your maximum enjoyment of the villa.

The villa is of the highest specification - with marble floors throughout, stylish modern Portuguese furniture, with air con in all bedrooms and own glorious south facing sun terrace with its own private 10m x 5m heated swimming pool. The entire villa has been very tastefully furnished. and is equipped to the very highest standard. The villa is importantly not isolated but set amidst a new countryside development of identical high quality villas. You will not be disappointed.

The very spacious lounge has large 4 seater sofas and other seating, satellite TV (with BBC and ITV channels), DVD which plays CDs, open fireplace and doors to superb pool and furnished terrace.. There is a dining area off, both areas comfortably accommodating 8-10. The kitchen is superbly equipped with marble surfaces and all mod cons including hob, oven, dishwasher, fridge freezer, coffee machine, toaster etc. There is a second drinks fridge in the utility room with a washing machine.

The bathrooms are luxurious and fully tiled. (2 are ensuite) 3 have bath/showers toilet/bidet and vanity unit. The 4th is a shower rooms with vanity unit and toilet.

There is a sturdy portable cot and two portable/folding beds, which can be placed anywhere, allowing maximum occupancy of 10 using any combination of extra beds/cot. Highchair and baby play pen also provided.

On the pool terrace there is a large BBQ, sun loungers, a large table with seating for up to 8-10 people. There is excellent shade under the poolside terrace pergola and a second furnished pergola in the lower garden overlooking the lovely grassed garden.

The garden has a full sized volley ball area, boules area and there is table tennis, table top football, family games and adult darts in the basement games room.

This is an ideal location to enjoy the unspoilt Eastern Algarve, outstanding island beaches and first class golf. Fusetta beach is only 7kms away - if you can leave the fantastic pool and gardens! There are five golf courses all within 15-25, including the championship Quinta de Cima golf course, named in the 2004/05 Peugeot Golf Guide as the Best Golf Course in Portugal. You are only 20/25 mins drive from the brand new Monte Rei golf course. There are a further 5 golf courses approx 40 mins away in Spain.

Within Moncarapacho itself there is a excellent supermarket, 2 mini markets, cash machines, petrol station, pharmacy, post office, bars, some truly excellent restaurants, cyber cafes and other local shops. Moncarapacho also has an excellent museum. Within a few kms is the wonderful town of Olhao with its fishing port, wonderful fish markets, restaurants and upmarket shopping.

There is a superb bistro only 800m from the villa offering excellent low cost food and wines where clients go time and time again. A gentle walk in lovely countryside in 15 mins.

The villa is within easy distance of Tavira (regarded as the loveliest town in the Algarve), Estoi (with its Rococo palace now developed into a Pousadda and Roman ruins), Olhao (fishing port, excellent restaurants, markets and shopping), Vila Real (16th century town on the Spanish border) and much much more. Moncarapacho itself has a museum and an excellent range of small local shops, restaurants, pharmacy, post office, multi bank, bars etc.

From Tavira, Olhao and Cabanas you can travel by small boat to many truly superb offshore beaches. Seville can be reached within 2 hours, Cordoba is 2 hrs further on, , Lisbon is approximately 2.5 hours away. The roads and motorways are excellent. Alternatively within 30 mins driving west you can access major central Algarve towns and attractions .... or you could just relax around the pool and enjoy doing absolutely nothing - as so many of our guests do !!

For those with quieter tastes the nearby Ria Formosa National Park offers excellent walks, extensive beaches and birdwatching. Flamingoes can be seen in cooler months and you can also see Portuguese water dogs with webbed feet.

There are some really lovely places to visit - you will not be disappointed. This is a truly unspoilt part of the Algarve. Eating out on wonderful local fish meat and wine is still surprisingly inexpensive. Why not try it for a change. THE REAL PORTUGAL !! Lots of information in the Welcome Book in the villa.

A superb villa with large groups/families in mind. Large grassy garden with volley ball area, full sized boules area to side Games room in basement with table tennis and darts. Lots of games, books, inflatables all included. Mobile internet access available.

The villa comprises 4 bedrooms in total; 2 double, 2 twin and 1 cots, 2 of the bedrooms with en-suite facilities. The property also has 2 single sofa beds located in the villa and can be placed anywhere. This gives room for up to 10 people. Bed linen and towels are provided for your use.

The villa has 4 bathrooms and 4 WCs for your party's use. Air-conditioning keeps the villa cool.

The villa has television dvd, satellite/cable. Recreational activities available with the villa include table tennis.

There is room for 10 in the living room and 10 in the dining room. The open fire can be used to create a comfortable atmosphere. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

Smoking is allowed in this villa.
