This delightful villa completed in April 2004, is located on a 1/3rd acre corner lot, overlooking a canal in a quiet area of Rotonda. With an abundance of wildlife – a 5 minute walk to the Wildlife Preserve. Spectacular white sandy beaches are approx 10 minute drive away. An ideal base for those wishing to combine a visit to the many attractions, beaches and places of interest, this hidden jewel in Florida has to offer. 

Amongst this villas many features is a 30ft x 14ft. west facing pool, bathed in glorious sunshine from mid morning to dusk. The pool is fully enclosed in a 56ft x 22ft. screened cage, being ideally situated for those evening BBQ parties.

All external doors to the pool and Lanai area are fitted with audible alarms sensors, preventing young children entering the pool area without parents being aware.

 

Six Public golf courses (99 holes in total) are located within the Rotonda.

This Villa is located on a corner lot, overlooking a canal with a variety of wild life - including sighting of the odd aligator and snapping turtles, and if you are lucky you may see various othger wildlife - including the Florida panther wander past the villa

The villa comprises 3 bedrooms in total; 2 double, 1 twin, 3 of the bedrooms with en-suite facilities. . This gives room for up to 6 people. Bed linen and towels are provided for your use.

The villa has 3 bathrooms and 3 WCs for your party's use. Air-conditioning keeps the villa cool.

The villa has television and home cinema with dvd, satellite/cable. The music system will play cds, radio. A computer with Internet connection is also available for your use. If you need to keep in contact there is a telephone for incoming and outgoing calls.

There is room for 6 in the living room and 6 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The villa is in a quiet area but you may hear occasional noise. It has a private west facing swimming pool, a east facing garden, a west facing patio area, interesting views, a barbeque. If you are driving there is private parking and a garage with the outside areas of the house having external lighting.

The villa is right beside swimming, walking, cycling.

Close to the villa you will find a beach, sailing, water skiing, boat hire, wind surfing, fishing, golf, scuba diving, a theatre/cinema, shopping areas, a restaurant, a food shop.

Within easy reach of the villa you will find flying, horse riding, historic sites, a museum.
