We had our villa built in this area in view of the peaceful and picturesque setting and the close proximity of golf courses, walking and cycling trails,beaches and necessary amenities.

Completed in August 2006 this luxury villa has 3 bedrooms, 2.5 bathrooms, solar heated pool and freshwater canal view and is located in the peaceful setting of Rotonda, Engelwood. The villa is within walking distance of Long Marsh Golf Club and a short drive to 6 other courses. In addition the beautiful beaches of the Gulf are only 15 minutes away as is Port Charlotte and its shopping mall. This area has been voted 'Best Small Place in America' with numerous local restaurants and shops, with the closest supermarkets being only a 5 minute drive. 

All four rear facing rooms have direct access to the lanai and extended pool areas.

Living Rooms -
Tastefully furnished open plan great room living area comprising of a three seater settee and love seat; coffee tables, TV/DVD armoire and offering direct access to the lanai and pool via triple sliding doors. The room is offset by a seperate dining area and open kitchen access.

Kitchen -
Fully equipped and extends into a breakfast nook with direct access to the lanai and pool areas.

Bedroom 1 -
Master bedroom offers canal view and direct access to the pool area via sliding patio doors, has a Queensize bed; walk in wardrobe; en-suite bathroom with 'his & her' marble basins, walk in shower and jacuzzi style bath tub.

Bedroom 2 -
Offers canal view and direct access to the pool area via french doors, has a Queensize bed and a built in large wardrobe. There is an adjacent bathroom with a marble hand basin and walk in shower, which is shared with :-

Bedroom 3 -
Has a freshwater canal view, with twin beds and a built in wardrobe.

Utility Room & Garage -
Provides fully equipped washing and drying facilities and wet area, leading to double garage with remote controlled door.


 

Covered lanai provides patio dining for 6 people. Plus a 50' extended caged patio area which includes a solar heated pool with removable safety screen Also provided are, a gas BBQ, patio furniture, sun loungers and a 'high dining bistro set' for those relaxing sundowners. The outside area has its own bathroom and external hot & cold shower facility.

Also provided are 4 bicycles, a picnic set, beach chairs and a parasol.

Local Facilities include ;-
Golf - one course within walking distance and a further six courses within a 10 minute drive.
Beaches - Nearby white sandy beaches are within 15/25mins drive and include, Engelwood, Stump Pass, Manesota and Boca Grande. Most have picnic areas, BBQ facilities and showers. Boating, fishing and water sports are also available in the area.
A local community park is 5 minutes away and provides for walking, cycling, childrens play area, picnic and free tennis facilities.

Shopping
Main Shopping, including Port Charlotte Mall, are within 20 mins drive. Local shops including, Winn Dixie, Publix and Walmart are within a 5 to10 minutes drive.

Restaurants -
There is a good selection of restaurants and eateries within a 10/15 minute drive.

A car is essential in this area.




 

Open aspect with freshwater canal view providing the enjoyment of a natural wildlife environment.

The villa comprises 3 bedrooms in total; 2 double, 1 twin and 1 cots, 1 of the bedrooms with en-suite facilities. . This gives room for up to 6 people. Bed linen and towels are provided for your use.

The villa has 2 bathrooms and 3 WCs for your party's use. Air-conditioning keeps the villa cool.

The villa has television dvd, satellite/cable. The music system will play cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls.

There is room for 6 in the living room and 4 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The villa is in a very quiet area. It has a private swimming pool, a garden, a patio area, interesting views, a barbeque. If you are driving there is private parking and a garage with the outside areas of the house having external lighting.

The villa is right beside swimming, walking, cycling, golf, tennis.

Close to the villa you will find a beach, sailing, water skiing, boat hire, wind surfing, fishing, historic sites, shopping areas, a restaurant, a food shop.

Within easy reach of the villa you will find a theatre/cinema.

Nick says: "The photos on this web site do not do this house justice. It was terrific! It is a great place to stay if you want to relax by the lovely pool or golf (there are numerous golf course around this area). It isnt a great place to stay if you are looking for evening activities because it is in a somewhat remote area. The closest beaches are 15 to 20 minutes away driving, but well worth the drive on a nice day. A great relaxing vacation getaway."
