Our villa is 2300 square feet of living space and features 3 bedrooms and 3 bathrooms (2 en-suite), fully air-conditioned open plan living, split-bedroom floor plan, breakfast bar, separate dining area, formal lounge and a large family room. The villa opens out onto a double sized pool deck (lanai) and a beautiful pool.

The pool has both solar and electric heating so you can swim all year round. The lanai is private with a sweeping vista over a small lake and the length of the fairway of Long Marsh golf course with green belt beyond – we are not overlooked. A south west aspect makes it ideal for sunbathing, and winding down with the backdrop of magnificent sunsets.

Enter from a circular driveway and beautifully landscaped yard and step into the light and airy Great Room with cathedral ceilings.

Contemporary and tasteful furnishings and comfortable sofas make for an ideal setting for relaxation. Cable TV, DVD and CD player are all available.

The very large master bedroom has an American king sized bed with its own spacious en-suite and walk-in wardrobe for a real feeling of luxury; double width patio doors open onto the pool. The second main bedroom has a queen size bed and enjoys its own en-suite bathroom. There are twin beds in the third bedroom. The main and second bedrooms have their own TV.

The house has all you need to enjoy outdoor living including a large gas barbeque for dining alfresco. Comfortable patio furniture and pool loungers are there for your enjoyment.

The kitchen is fully equipped, and the breakfast nook is convenient for informal meals.

The family room enjoys spectacular sweeping views of the golf course and lake (we think our home has amongst the best views in Rotonda!); double sliding doors onto the pool mean you can keep an eye on the children.

The separate utility room is equipped with washing machine and tumble dryer, separate laundry sink, and accesses the double garage.

We include many extras for your convenience such as beach chairs and umbrella, beach towels, cool box, pool toys and too many others to mention.

Beaches …...
Englewood Beach is the most popular beach on Manasota Key. There is one harbor beach and one white sand beach in the county. A third public beach in Boca Grande is akin to Caribbean beaches and is only a short drive away.

Sarasota's Siesta Key beach is known for having the whitest and finest sand in the world.

Boca Grande is a public beach located just outside of Charlotte County. Dolphins often can be seen from the beach. Snorkelers will find a variety of sea shells near sandbars, and non-swimmers can stroll on the beach, collecting just as many shells. The best fishing and shelling is at the southeast public beach.


Theme parks….

Disney World, Universal Studios and Sea World in Central Florida, are all only 2.5 hours drive away. Busch Gardens – one of the States’ most popular attractions - is 90 minutes away and the Everglades 2 hours.


Golf ….

The villa overlooks Long Marsh's gently rolling fairways totalling 300 acres of natural Florida scrub. Its fairways and greens invitingly framed by native pines, oaks and palms. Choose also from Rotonda G olf & Country Club Palms, Hills and Links courses. Golfers are spoiled for choice as there are dozens of excellent courses all within a short distance.

Fishing, water sports ….

Chose from a wide variety of fishing opportunities from the local freshwater canals and lakes to the Gulf of Mexico. Boat hire, jet ski hire, or climb on board one of the many daily fishing charters, or just head out to see for a sun-set cruise.


Shopping ….

Shop 'til you drop or just need your dose of retail therapy? Then there is an excellent Mall at Port Charlotte, or head off to the factory outlet shops for designer bargain shopping all within 1 hour's drive at Ellenton.


Eating out, movies, ….

Abundance of good local restaurants in the area; the Mall at Port Charlotte has an extensive cinema complex.

Nature …

Myakka Nature Reserve is less than 1 hour away, and local wildlife includes such birds as Osprey, Heron, Pelicans, Ibis, Egrets, also Raccoons, Armadillos, Turtles, Dolphins and Alligators.

The ‘Everglades’ and Islands are just 2 hours drive to the south.

The villa comprises 3 bedrooms in total; 2 double, 1 twin, 2 of the bedrooms with en-suite facilities. . This gives room for up to 6 people. Bed linen and towels are provided for your use.

The villa has 3 bathrooms and 3 WCs for your party's use. Air-conditioning keeps the villa cool.

The villa has television video, dvd, satellite/cable. The music system will play cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls.

There is room for 6 in the living room and 6 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.
