As soon as you arrive and open the door you will be amazed at the size of the villa. Double entry doors lead into the spacious tiled entrance foyer with vaulted ceiling giving you the WOW! factor. On the left is the open planned formal lounge and dining room. The lounge is personally furnished to an extremely high standard for those quiet moments away from the rest of the party. The formal dining room has a table ready set for those special meals when the children are in bed.

At the end of the large carpeted hall is the down stairs toilet and washbasin and beyond is the open planned kitchen, breakfast room and family room. The breakfast room has seating for 6 around the family table overlooking the stunning pool and deck which is accessed easily by patio doors. The kitchen is fully equipped with cooker, large fridge/freezer with icemaker, dishwasher, and microwave; with everything you need, there are three bar type stools at the breakfast bar for extra seating.

The large family room with its high Cathedral ceiling gives a lovely bright airy feel, and is overlooked from the sky bridge above giving this room the WOW! factor, there are two sofas, ample room to relax after a long day at the parks or rest after an energetic shopping trip. There is a 32inch cable TV/DVD player, choose from one of the DVD’s in our collection, or listen to the radio with up to date news and music. Try Magic 107.7 and the Delilah Show. The family room overlooks the pool and deck with access via triple patio doors.

Leading from the family room through the arch you will find the two queen size master suites both having -cable TV/DVD, closets, dresser with mirrors, bedside table, radio alarm clocks. Each has it’s own private bathroom facility with shower, over bath, vanity unit, & toilet,all freshly laundered towels are provided. One of the suites leads onto the stunning pool deck via the patio doors for those evening swims and moonlight drinks, or those early morning swims while the rest of the party are still sleeping

We know from our experience that one of the highlights of renting a villa is having your own private pool without sharing with strangers. No need early in the morning to rush to the communal pool to acquire a sun lounger before anybody else. For the perfect swimming experience we have underwater lighting for those evenings swims under the stars after you come home from the parks - MAGICAL

The extended deck houses the large 30 x 15 private heated swimming pool and remote controlled heated spa, there are comfortable luxury loungers for those wishing to relax around the pool. For those wanting some shade there is a large lanai with electric fan and seating for six around the table, together with an electric grill, great for those alfresco meals. For those who wish to cool off without going into the pool we have provided a cabana shower. The large lanai with fan also gives younger children some needed shade from the strong rays of the sun. There is no need to take pool towels as we provide these for your convenience

The three sets of patio doors leading to the pool area are alarmed for security/safety for children, for further child safety there is a fence around the pool that can be removed if children are not present in your party.

The double garage houses a games area with full size pool table, air-hockey table, foosball table and safety dartboard. Within a self-contained unit in the garage you will find the full size washing machine and dryer. Ironing board and iron are also supplied.

First floor
Taking up the whole of one side on the first floor of the property is the Master-suite with king size bed (6’6”) mirror & dresser, bedside tables, cable TV/DVD, radio alarm clock, and hair dryer, leading from the bedroom through the arch is the master bathroom with double walk in shower, bath tub, separate toilet, his & her vanity units and walk in closet.

Decorated with children in mind, the themed twin bedrooms share the fourth bathroom.

Loft
There is a Playstation 2 and internet access is generally available (but not guaranteed) for computers.

For the young at heart relax on the sofa while enjoying a game on the playstation2 with an assortment of games.

Included with the rental of our villa are freshly laundered bathroom towels, pool towels, bed linen.

All local phone calls are Free, cleaning before arrival, games room, all local taxes. The pool is serviced and cleaned weekly and arrangements can be made to have pool heating during cooler months. There is a crib and push chair if needed also free of charge
 

FAQ's:

Question: What happens if I find something in the villa damaged when I get there, will I be held responsible?

Absolutely not. Our management company undertakes a full inventory between rentals. In the unlikely event that you do find something damaged when you arrive at the villa, you should contact the management company immediately.

Question: Are beach towels provided?

No. The villa comes with towels intended for the villa and its pool only. We ask that you do not take them to the beach or the theme parks.

Question: Is linen provided?

Yes, the villa has bed linen.

Question: Will I have to pick up keys after I leave the airport?

We understand that after a long flight, the last thing you would want to do it to make a subsequent trip to pick up the keys, we have therefore installed an automatic key safe system, which works on a code. Before you leave the UK we will provide you with a code, which will allow you entry into the villa.

Question: What is the earliest I can gain entry into the Villa on my arrival date and what is the latest time we can leave?

We would ask that you get to the villa no earlier than 4pm on your arrival date and leave no later than 10.00am on your departure date. It may be possible to accommodate different times but this will need to be arranged in advance with us.

Question: When will I get my security deposit back?

Your security deposit is paid along with your booking fee and will be banked prior to you leaving the UK. Once you have returned to the UK and our management company has advised us that no damage has occurred to the villa or its contents, we will return the security deposit back to you. This should be within 21 days of your return to the UK.

Question: Where are the nearest shops?

About ½ mile from the villa, on US27, there is a small mall containing a large Publix, etc. The nearest Wal-Mart is north on US27 about 2-3 miles from the villa.

Question: Is your house easy to find?

Yes, very easy - you will find a map and precise directions here.

Question: How far is it from the airport?

Orlando International Airport is about 25 minutes from the villa. Sanford Airport is approximately 50 minutes away.

Question: Where are the 4.5 bathrooms?

The villa is ideal for one or two families. As you will see from the photographs, both the master bedroom and the two double bedrooms all have en-suite bathrooms. The 4th and 5th bedrooms are twins, sharing a bathroom. We also have a downstairs’ cloak room’.

Question: Is it near Disney?

You are literally a few miles from Disney. Disney is best accessed from the I4. This avoids the morning ‘Disney rush hour’ on the 192. It will take you 15 minutes maximum from leaving the villa to get to the Magic Kingdom car park. That’s how close you are!

Question: Would I have to pay a deposit?

A deposit of 25% secures your preferred dates.

Question: What if we break something in the villa?

We take a security bond of £100 to protect us against loss or damage. Obviously accidents do happen and you will not be liable for minor damage (e.g. broken plate, glasses etc) but we have to protect ourselves from substantial damages and the costs incurred. The bond is returned in full after a status report on the property has been received after your departure.

Question: Can I bring my pets?

Sorry, no pets are allowed in the villa.

Question: Is there any good cheap family dining nearby?

Yes. Applebees is first class and is a 10 minute walk or a 2 minute drive. Diners such as Perkins and Bob Evans are all on the US27and the 192. These offer extremely good value food (particularly the breakfasts). We like Bob Evans as the food is excellent and the price is great. We prefer the Bob Evans on the 192. Numerous restaurants,
including Outback steak house, TGI Friday’s and Giordano’s are situated on the 192.

Question: What's the best way to get attraction tickets?

We would suggest you avoid the many discount ticket centres along the 192 as they only offer discounts if you are prepared to endure 4 hours of high pressure timeshare selling. You are best buying at the parks themselves, this is safest and they are excellent value for money anyway.

Question: What is the maximum number of guests?

The maximum occupancy in the villa is 12, since there is a double bed settee too.

Question: Can I smoke in the villa?

No, smoking is not allowed inside the villa.

Question: Is there a medical centre or local doctor for emergencies?

Emergency numbers are contained in our welcome pack in the house.

Question: Is there a pharmacy nearby?

Walgreen’s pharmacy is a few minutes away on highway 27.

Question: Is there good public transport to the parks?

No, I would say that car hire is essential. It is possible to travel by taxi. The public transport system in Orlando is not the best.

Question: How much would a taxi into Orlando cost?

A taxi from the 192 bars/restaurants would cost approximately $12/15 each way. Other destinations that are slightly further away, such as Pleasure Island, are normally a fixed fare with the taxi company.

Question: Does the villa have its own phone?

Yes, all local calls are free. We recommend purchasing a US phone card if you wish to use the phone for international calls. There is usually an offer or two on phone cards so please check, including buy one get one free for $10.

Question: What sort of nightlife is nearby?

Much to our delight, a new local bar has opened next to the aforementioned Walgreen’s supermarket; only a few minutes from the villa. It offers a huge selection of beers, and a Diner style eatery. For Disney nightlife Pleasure Island is a must. The 192 has numerous bars/restaurants to choose from. Please note that the Bars in the US operate a very strict over 21 years of age alcohol law. If you look below 25, be prepared to be asked for ID.

Question: Are there discount shopping malls nearby?

They are all over Orlando. One of our favourites, The Orlando Premium Outlet Mall is situated on I4. From I-4 WEST: Exit 27 (Rte. 535). Left onto Route 535, next left onto Vineland Ave. at Little Lake Bryan; proceed 1 mile. This is approximately 15 minutes from the villa. Brand names include Ralph Lauren, Timberland, Nike, Adidas, Giorgio Armani, Varsace, DKNY, and Burberry etc.

Question: Are there other attractions, other than Disney?

There are absolutely loads of things to do in Orlando. Remember, the parks, Disney and Universal are fantastic but there is a world of other things to do such as Kennedy Space Center, The Everglades. You could literally do something different every day for the rest of your life. A variety of Information is contained in our welcome pack.

Question: Are there sports venues to go to?

The villa is also within an hours drive from Tampa, home of some of the most successful US sports sides in the last 5 years and Disney World of Sport is just off the I4.

Question: Is your house suitable for wheelchairs?

The house is all on two levels, and although there are bedrooms situated on the ground floor and we have double front doors, there are no specially adapted facilities within the villa.

Question: Is there a local take-away for home deliveries?

All addresses are contained in our welcome pack. A pizzeria and McDonalds are located in Champions Gate, only a few minutes away. There is Chinese as well but be careful with the portions you order, they come in Pints or Quarts. Unless you have a massive appetite, order pint size portions.

Question: Do you have DVD player?

Yes, we do. There is a video store in Champions Gate where you can hire DVD’s to watch for approx $4 for 2 or 3 nights. All you require is a credit card and photo ID.
 

Fully Air Conditioned

The villa comprises 5 bedrooms in total; 3 double, 2 twin and 1 cots, 4 of the bedrooms with en-suite facilities. The property also has 1 double sofa bed located in the Reading Lounge. This gives room for up to 12 people. Bed linen and towels are provided for your use.

The villa has 4 bathrooms and 1 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

The villa has television video, dvd, satellite/cable. The music system will play cassettes, cds, radio. A computer with Internet connection is also available for your use. If you need to keep in contact there is a telephone for incoming and outgoing calls. Recreational activities available with the villa include a snooker/pool table.

There is room for 10 in the living room and 6 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.
