Villa Silvia is a large villa sitting on the hilltop just few km from the town of Rome . Set in 3500 sq metres of landscaped garden, the property offers wonderful views northwards across hills and miles of country side. The same spectacular views may be enjoyed from swimming pool, which is terraced in the hillside and is situated just a few steps from the villa.
The villa, built on three levels and designed by a famous Roman architect, has just been restored to high standards.
The first level, with a surface of 250 sq m about, is available for self catering rental to a group of 8 people.
The wide space and sleeping accommodations allows privacy and freedom to enjoy the many benefits of the house, ideal to relax in after a hard day of sightseeing and shopping in town.
The owners, a couple sixty years old, live on the first floor and maintain their private small office on the side of the house, both with private access. They speak English and are always available to offer advice and any needed assistance.
 

From the paved garden you get into the:

Antiques, family heirlooms, books and paintings fill the large room (80 sq metres) which leads out through large French doors to the garden from one side and to a magnificent terrace with view on the country on the other side. A grand piano and a fire place, comfortable sofas and arm chairs create a very friendly atmosphere. A small open plan kitchenette fully equipped is beyond an arch, useful for a coffee break or refreshments without going to the kitchen.
In the same large room there is a TV corner with a double sofa bed and two small armchairs.

A sliding door opens to a small corridor with access to a built in closet and to the very large separate kitchen

The large Kitchen (30 sq metres), recently restored to high standards features a fireplace, a gaming breakfast table with chairs up to 10 people, the cooker on the isle, household appliances including washing machine and dish washer, a sofa and arm chairs. Window and second entrance door from one side and French windows on the other with access to the very large terrace with doors from the main living room.

A door opens from the kitchen to a corridor with access to two bedrooms.

The large master bedroom , with en-suite bathroom with Jacuzzi bath and shower, is equipped with a double bed, bedsides tables, wardrobe, chest of drawers and chairs.
The second bedroom with en-suite bathroom with shower is equipped with two single beds, bedsides tables, a chest of drawers and chairs.

The third bedroom with en-suite bathroom with Jacuzzi, equipped with double bed, bedsides tables, chest of drawers and chairs, has access from the main living/dining room.

Two more people can sleep on the sofa bed in TV corner in the large living/dining room.
 

A quick drive to the train ( 15 min) , would take you into down town Rome for 1euro each way.This gives you the flexibility to spend considerable time in Rome or head north to explore the many experiences.
Getting on the autostradas is very close (10 min) and easy to navigate.
Shops, bar and restaurants are 5 minutes drive far.
The nearby Pizzeria and Gelateria in the old village square in Formello offer very tasty treats.
Car is essential. 

The villa comprises 3 bedrooms in total; 2 double, 1 twin and 1 cots, 3 of the bedrooms with en-suite facilities. The property also has 1 double sofa bed located in the in the living room tv corner. This gives room for up to 8 people. Bed linen and towels are provided for your use.

The villa has 3 bathrooms and 1 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

The villa has television dvd, satellite/cable. The music system will play cds, radio. A computer with Internet connection is also available for your use.

There is room for 12 in the living room and 12 in the dining room. The open fire can be used to create a comfortable atmosphere. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

Smoking is allowed in this villa.

Within easy reach of the villa you will find a beach, a zoo.

Dennis says: "Was it good value for money? Yes We had 9 people some who had visited Italy and Rome several times and others where it was their first time. It included ages from 24 through 60. In addition to providing the space and sleeping accommodations that allows privacy and freedom to enjoy the many benefits of a gracious home with wonderful views, pool, reading, listening to music or raucous discourse the layout and space of the house, lawn & pool allowed us all to greatly enjoy the nearly two week stay. In addition is was a quick drive to the train 10min which would take you into down town Rome for 1euro each way. This gave us the flexibility for the younger crowed to enjoy the night clubs, some to spend considerable time in Rome while others headed north to explore the many experiences. Getting on the autostradas was very close (5 min) and easy to navigate. We had a GPS Garmin with EU maps which allowed us to get anyplace with ease so we drove over 2,000KM enjoying Italy. Did it meet your expectations? Yes Everything was as advertised given this is a country different from the U.S. The owners where very helpful and responsive making sure we got settled in prior to departing, after arriving in Rome and the first afternoon. They met every commitment and then some. Was the description accurate? Yes The views from the house and outside areas was more beautiful and expansive than the pictures could portray. Loved just looking out over the Italian hills and miles of country side. Would you recommend it to a friend? Yes I have done so for future trips both because of the property and the owners. Were you adequately looked after during your stay? Yes Both Silva & Mario where outstanding host. They made themselves available every day if we wanted to see them. They became apart of our family we enjoyed telling each other about our families and answered our every question about what, where and when we might do something. The house is full of their collections of many books and art. Although we do not read or speak Italian we did enjoy many of the wonderful books and pictures. This was a perfect experience for our family in every respect. It is an experience we will all remember the rest of our lives thanks to the property, owners and location. We could not have asked for a better time in every respect. "
