The apartment is in the beautiful Tuscan fishing village of Porto Santo Stefano, situated on Monte Argentario, an island linked by 3 causeways to the mainland.

This luxery apartment comprises 3 bedrooms and 3 bathrooms (2 en suite), a large living/dining area, state of the art kitchen and a large sea facing terrace. It was completely rebuilt when I purchased it several years ago.

A wall mounted plasma screen with Sky satallite TV is situated in the sitting area. A Wifi router for internet access is installed and the password is displayed to enable clients to use their own laptops.

A built-in illuminated barbecue and grassed area is adjacent to the main terrace.

A second lower terrace exists for secluded reading and contains an outdoor shower.
 

The terrace really is the jewel of this property. It directly overlooks a small olive grove and then below that is the fishing village of Porto Santo Stefano. Approximately 30Km of Tuscan coastline is visible from the terrace. The terrace features a variety of high quality garden furniture.

An adjacent area has a built in barbecue with lights. A 2nd lower terrace has a shaded area for reading and an outdoor shower.

Underground car parking for 1 large or 2 small cars is attached to the property.

The accommodation is not suitable for toddlers and young children due to lack of fencing. Older children are welcomed.

A new 18 hole golf course and luxury spa is 10 minutes drive from the apartment close to the beautiful town of Porto Ercole.

The town center is 15 minutes walk via a network of footpaths and steps or a 4 minutes drive. Several local intimate beaches can be found in the village but larger sandy beaches are located 10 minutes drive away.

Porto Santo Stefano bisects the airports of Rome and Pisa. The drive is approximately 1 hour 30 minutes.

The harbour and local shops are reached via steps and footpaths and takes approximately 15 minutes. A car is advised if you wish to explore the beauty of the locality.
There are enough small shops and good restaurants to keep most people interested.

It should be noted there are few foreign tourists in this resort - the majority of holiday makers being Italian. There are several small supermarkets and a number of smaller speciality shops. There is one shop selling only hand made fresh pasta - fabulous!

Visit the Moletto for superb seafood on the seafront or Mama Liches directly on the beach between Orbitelo and Porto Ercole.

There are 2 vibrant local markets in the village and Orbetello where the full flavour of Italian life can be tasted
The 2 beautiful hill top towns of Capalbio and Magliano in Toscana are 25 mins drive away. These are essential visits, as is the nearby Island of Giglio which is reached by ferry from Santo Steffano. The walled town of Giglio Costello contains a maze of tiny streets and is quite beautiful and unspoilt..
 

Bedroom 1 has a kingsize bed and en suite bathroom. with bath/shower and bidet.
Bedroom 2, 2 single beds converting to a large double bed - th bathroom is adjacent.
Bedroom 3, bunk beds with en suite shower room.

The Italian designer kitchen is made by Arclinea in stainless steel The cooker is SMEG as is the American-style fridge/freezer. A large extractor hood, gas hob and dishwaher and microwave oven complete the kichen.
An adjacent utility room contains the washing machine and separate tumble dryer and furniture/umbrella storage.

The Lounge/dining area has an open gas fire and 42 inch Samsung plasma TV, sky satllite with sportspackage and a DVD player. There are 3 high quality sofas in the seating area and a dining table for 6 is adjacent to the kitchen area.

The property is decorated to a high standard with a number of Art Deco objects and prints. Central heating is available at additional cost. There is designated parking for 2 medium size cars in the underground car park.

Towels and bed linen are provided at changeover day. Additional towels can be requested from the agent at extra cost. Maid service can be provided but again at extra cost.

 

This property is NOT suitable for toddlers though babys are fine and a cot is provided. A lower terrace is for quiet reading under an olive tree. An outdoor shower exists..

The apartment comprises 3 bedrooms in total; 2 double, 1 twin and 1 cots, 2 of the bedrooms with en-suite facilities. The property also has 1 double bunk bed located in the 3rd bedroom. This gives room for up to 6 people. Bed linen and towels are provided for your use.

The apartment has 3 bathrooms and 3 WCs for your party's use. Central heating keeps you snug and warm.

The apartment has television dvd, satellite/cable. The music system will play radio. If you need to keep in contact there is a telephone for incoming calls only.

There is room for 8 in the living room and 6 in the dining room. The open fire can be used to create a comfortable atmosphere. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The apartment is in a very quiet area. It has a south facing garden, a south facing patio area, sea views, panoramic views, a barbeque. If you are driving there is private parking and a garage with the outside areas of the house having external lighting.

The apartment is right beside walking.

Close to the apartment you will find a beach, swimming, sailing, boat hire, wind surfing, fishing, golf, a sports center, scuba diving, a theatre/cinema, shopping areas, a restaurant, a food shop.

Within easy reach of the apartment you will find historic sites.

Porto Ercole, Capalbio and Magliano in Toscana. and the island of Giglio.

Both Porto St Stefano and Porto Ercole - a short drive away - are great locations and worth exploring, as is the rest of the island and its beaches - both sandy and rocky which are worth the trek. The apartment itself is also excellent - very well appointed. Absolutely no complaints. In short - one of the best locations I have been to and thoroughly recommend to one and all."
