From the entrance hall an archway leads to a fully equipped kitchen able to cater for 12 people. Another archway leads into the lounge with a feature wood-burning fireplace and a further archway leads to the separate dining room with seating for 8 with an adjacent terrace dining area seating 8. Also on the ground floor there is a separate sitting room themed in an Ottoman style and a toilet/shower room. Flooring to the ground and first floor is of a local marble and all ground floor rooms have access to the outside veranda with another dining area, BBQ and the private pool. 

The first floor includes a master double bedroom with a large en-suite bathroom, another double bedroom, a twin bedroom and a large family bathroom. All these bedrooms have private sun terraces with stunning views. The second floor has a large family bedroom with a hidden sun terrace, a twin bedroom and a toilet/shower room. There are two other single beds, one in the large second floor double and one conversion bed in the second lounge. All rooms have air-conditioning and are equipped with stylish handmade local furniture and all double beds are king size.

WATER SPORTS SPECIALIST TUITION
As part of our ongoing efforts to make your holiday a memorable occasion we now offer short courses in kite-surfing, wind-surfing, sailing instruction and scuba diving. All courses are available locally from 2-5 days, are run by experienced instructors and are offered at very competitive rates. Any of these courses can be paid for with the booking, participants are collected and returned to the Villa at the end of each day. A great idea for the more adventurous, and an excellent way to experience more of the surrounding areas and combine relaxation with adrenalin fuelled activities. Qualifications will be provided on completion of a course and full details will be sent with any booking enquiries.

INTERNATIONAL AIR GAMES in OLU DENIZ during late OCTOBER
An event worth seeing at which there are paragliders, microlites, hot air balloons and anything that flies. The Turkish Air Force also do an aerobatic display and fly past.

GAMES AND FITNESS AREA
We have a 60 sq.m area that includes active games and fitness equipment such as table tennis, darts, a punch bag, weights and a cross-trainer. The area also includes a shower room and bar area - ideal for the more energetic members of your party! 

Villa Kadyanda is situated at 500m above sea level, surrounded by pine forests, with stunning views over a plateau and the nearby mountains and is blessed with mountain breezes even in mid-summer. Uzumlu village is a 2km walk away and has shops, restaurants, bars, an excellent wine bar and a daily market. A short drive takes you to the beaches at Calis, Olu Deniz, Patara and Fethiye town. The bustling port city of Fethiye is only 17km away and can be accessed by the regular Dolmus minibuses, or if you hire a car the roads are excellent and the driving is easy. The world famous resort of Olu Deniz with its sheltered lagoon is a short distance from Fethiye as is nearby Hisaronu with its lively night-life, clubs and restaurants. Slightly further away are the ancient ruins and the unspoilt 20km beach of Patara and also Saklikent Gorge famous for white water rafting. The hilltop Roman/Lycian city of Cadianda is 20minutes from the Villa.

The villa comprises 5 bedrooms in total; 3 double, 2 twin and 2 cots, 1 of the bedrooms with en-suite facilities. The property also has 2 single sofa beds located in the In one double room and in one lounge. This gives room for up to 12 people. Bed linen and towels are provided for your use.

The villa has 5 bathrooms and 5 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

The villa has television dvd, satellite/cable. The music system will play cassettes, cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls. Recreational activities available with the villa include a home gym, table tennis.

There is room for 10 in the living room and 14 in the dining room. The open fire can be used to create a comfortable atmosphere. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

Smoking is allowed in this villa.

The villa is in a very quiet area. It has a private south facing swimming pool, a south facing garden, a south facing patio area, a south facing balcony, panoramic views, interesting views, a barbeque. If you are driving there is private parking with the outside areas of the house having external lighting.

Close to the villa you will find climbing, cycling, mountain biking, historic sites, a restaurant, a food shop.

Within easy reach of the villa you will find a beach, swimming, sailing, water skiing, boat hire, wind surfing, fishing, flying, horse riding, scuba diving, a museum, a theatre/cinema, shopping areas, a themepark.
